How do I schedule a tour of the community?
You can schedule a tour online through our website or call our leasing office, and we’ll be happy to set up an appointment that works for you.
Do you have virtual or self-guided tours available?
Not at this time. We currently offer in-person tours so you can experience the community firsthand.
What are your leasing office hours?
Monday–Friday: 8:30 AM–5:30 PM <br>

Do you offer any move-in specials?
Yes! Specials are subject to change—please contact the leasing office for current details.
What income requirements do you have for applicants?
Applicants must have a combined gross monthly income of at least 3x the monthly base rent.
What is your Application Fee?
$50 per applicant (18+). Application fees are non-refundable.
What is your Administrative Fee?
$200 administrative fee per unit (non-refundable).
Do you require a security deposit, and if so, how much?
Yes. Security deposits start at $500 and may be up to one month’s rent based on screening results.
Deposit listed is with approved credit. Based on the credit application, deposits may be up to one and a half months’ rent (maximum: 1.5x one month’s rent).
Do you accept co-signers or guarantors?
Yes, we accept qualified guarantors. Additional requirements and documentation may apply—please contact the leasing office for details.
Do you allow subletting or lease transfers?
No. Subletting and lease transfers are not permitted.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Yes. Renters insurance is required prior to move-in and throughout your lease term, with a minimum of $100,000 in personal liability coverage.
When is rent due each month?
Rent is due on the 1st of each month and is considered late after the 3rd.
What is the late fee policy for rent payments?
Late fees are 5% of the monthly base rent (per lease terms).
What forms of payment do you accept for rent?
We accept the following payment options:
• Online payments through the Resident Portal
• Cashier’s checks
• Money orders
What utilities are required in the rent?
A flat monthly rate applies for water, sewer, and trash. Residents are responsible for electricity and must set up an account with PNM.
What appliances are included in the apartment?
Apartments include a stove, dishwasher, and refrigerator.
Are washers and dryers included, or is there a laundry facility?
We offer an on-site laundry facility (currently being remodeled).
What amenities are available for residents?
Residents enjoy a swimming pool, a community room, and on-site fitness equipment.
Is parking available, and is there a monthly fee?
Yes. Open parking is available at no additional monthly cost (subject to availability).
Do you have EV charging stations? If so, what is the policy for use?
Not at this time.
Do you have a dog park or pet washing station?
We do not currently have a dog park or pet wash station, but we do offer a dog station for resident convenience.
Do you have package lockers or package delivery services?
We do not currently offer package lockers; however, the leasing office can hold packages for residents when needed.
Do you have on-site maintenance, and how do I request a service?
Yes. Residents can submit service requests through the Resident Portal or contact the leasing office by phone or in person for assistance.
Are there any community events for residents?
Yes! We host small community events for residents—watch for announcements and community updates.
Is there a preferred employer or student discount program?
Not at this time.
